Universal United Kingdom Resort Construction – August 2026
August is bringing some of the biggest changes yet to Universal United Kingdom Resort, with mass grading across the Core Zone, a new crossing over Manor Road and further clearance along the eastern side of the site.
This is a live update covering the work seen so far. New photographs and dated changes will be added as August continues.

August 2026 timeline so far
5 August: A new entrance into the Lake Zone compound was in use. Part of the former brickworks boundary was later removed.
9–10 August: Tree clearance stepped up on the eastern side of the Core Zone, while two ground-investigation rigs were visible near Wixams.
12 August: One of the fenced field ponds in the Core Zone was being excavated.
15 August: The 75-ton excavator was working and moving soil in the Core Zone.
18 August: Clearance along the planned watercourse route looked nearly complete, while archaeology continued near Broadmead Road.

Core Zone
The biggest changes so far are in the Core Zone, where mass grading is well underway. Excavators and articulated dump trucks are working across a much wider area near Broadmead Road, and the 75-ton excavator that had been parked on site is now moving soil.
Tree clearance has also continued along the eastern edge of the Core Zone. By 18 August, much of the route around the existing watercourse had been cleared, opening a much wider view towards Coronation Pit and Stewartby.
The public environmental statement identifies a diversion along the eastern boundary as the selected route for the watercourse. The August photographs show clearance and preparation along that route, rather than a completed new channel.

Archaeological work has started in the remaining area near Broadmead Road. One of the fenced field ponds was also being excavated by 12 August.
Lake Zone
A new entrance into the Lake Zone compound came into use during August. The older gates at the former Kempston Hardwick Brickworks were closed, and part of the boundary wall and one of the old gates were later removed.
Soil stripping also appeared to have started in the Lake Zone at the beginning of the Manor Road closure.
Manor Road closure
Manor Road closed to through traffic on 27 July and is due to remain closed until 5 October 2026. Universal says the closure is for ongoing site stabilisation and enabling works.
The crossing between the Core and Lake zones has been surfaced creating a direct link between the two zones for the first time. By the middle of August, the revised crossing looked close to being ready for use.
Preparatory work has also continued around the Universal-owned properties beside Manor Road. Vine Cottages, Moat House and Askern House remained standing in the August photographs.
Government documents published in July include management plans for Vine Cottage demolition, Guard House demolition, temporary roads and accesses, and mass grading.
Wixams and the eastern gateway
Two ground-investigation rigs were visible near Wixams during August. This is survey work rather than construction of the new station.
Network Rail says it is developing plans for a larger four-platform Wixams station. Site surveys are expected during 2026, with the main work not expected to restart until 2027.
What happens next?
Manor Road is due to remain closed until 5 October while the enabling works continue. Mass grading, tree clearance, archaeology and work around the new crossing were all still active at the latest update.
